Buildings and Refurbishment

Specialist Engineering Support
for the Construction Sector

Structural Repairs provides specialist, engineering-led support to the commercial, industrial and residential sectors worldwide. We work directly with Facility Managers, RICS-accredited Surveyors and Tier 1 Main Contractors to accurately diagnose defects and deliver highly targeted structural interventions.

Our mission is to unlock the load-bearing potential of your existing assets. Whether you are repurposing an industrial warehouse for retail, executing a change of use for a commercial high-rise or extending the life of a multi-storey car park, we provide the technical solutions to make it happen safely and sustainably.

Buildings and Refurbishment

Innovation: Engineering the Solution

Refurbishing an occupied building is far more complex than building a new one. Noise, vibration and access are critical constraints. We innovate to keep your building operational during works.

  • “Invisible” Strengthening: We have adapted aerospace technology for the commercial refurbishment sector. By bonding thin Carbon Fibre (CFRP) composite plates to the underside of beams and slabs, we can drastically increase the load-bearing capacity of a floor (for example, for new plant rooms, data centres or a change of use) without reducing ceiling heights or adding significant structural dead-weight.
  • Vibration-Free Concrete Removal: In sensitive, “live” environments like hospitals, luxury hotels or server facilities, traditional heavy jackhammering is impossible. We use hydro-demolition robots to remove defective concrete using precision high-pressure water. This eliminates structural vibration and micro-cracking, safely preserving the integrity of the remaining concrete frame.

Building Assets On Which We Work

Commercial & Offices

  • Floor Slab Strengthening: Application of Carbon Fibre (CFRP) to increase floor loading capacity for new archives, gyms or plant equipment.
  • Façade Stabilisation: Helical stitching of cracked masonry and structural pinning of loose stone cladding to prevent falling debris hazards.
  • Basement Waterproofing: Installation of Type A (Tanking) and Type C (Cavity Drain) sub-structure waterproofing systems to convert damp basements into usable, dry commercial space.

Multi-Storey Car Parks (MSCPs)

  • Deck Waterproofing: Installation of fast-curing, elastomeric deck coatings to prevent water and salt ingress into the structure.
  • Concrete Repair: Remediation of spalling columns and beams caused by aggressive carbonation and chloride attack.
  • Movement Joints: Replacement of failed expansion joints to ensure the rigid structure can expand and contract without fracturing.

Industrial & Warehousing

  • Floor Slab Stabilisation: Advanced geopolymer resin injection to lift and re-level sinking warehouse floors, stabilising high-reach racking and automated machinery without stopping logistics operations.
  • Impact Damage Repair: Rapid engineered repair of columns and loading docks damaged by forklifts and heavy goods vehicles (HGVs).
  • Roof Strengthening: Reinforcing steel and concrete roof trusses to safely support new solar PV arrays or heavy suspended mechanical services.

Heritage & Listed Buildings

  • Masonry Stitching: “Invisible” repair of cracked brick and stone walls using recessed helical bars and laboratory-matched, breathable lime mortars to satisfy Historic England conservation standards.
  • Timber Resin Splice: Repairing rotten structural timber beam ends (joists and rafters) by surgically grafting new timber with structural epoxy resin, preserving the original historical fabric.

High-Risk & Government Assets

  • Blast & Ballistic Protection: Deployment of high-tensile composite shielding for blast mitigation to absorb explosive energy and protect critical commercial, financial or government infrastructure from catastrophic damage.
  • Seismic Upgrades: Application of advanced FRP wrapping and confinement techniques for seismic strengthening, ensuring older, rigid concrete frames possess the ductility required to withstand extreme tectonic forces without brittle failure.
